<p>Once you establish a group of followers, the next step is to get them to retweet your messages to their followers. By doing so, you get exposure to hundreds or even thousands more Twitter users and gain more and more exposure for yourself and the properties you have for sale.</p>
<p>Here are ten tips real estate agents should follow when using Twitter:</p>
<p>1) Use a hashtag (#) to help others find you or your properties. For example, you could write #waterfront #property or #CT #realtor to narrow down people&#8217;s searches.</p>
<p>2) Don&#8217;t tweet anything controversial. Keep your Twitter account an extension of your professional marketing plan.</p>
<p>3) Be succinct. You only have 140 characters to work with on Twitter.</p>
<p>4) Offer substance to your followers. For example, you could  tweet home buying or home selling tips.</p>
<p>5) Tweet daily and tweet at different times, so that you embrace a larger group of potential clients.</p>
<p>6) It&#8217;s okay to do some self-promotion. Tweet the fact you&#8217;ve sold your 100th house this year or that you&#8217;ve been named one of the top 10 real estate agents in your area.</p>
<p>7) Include shortened links to photos of the current properties you have for sale.</p>

			<content:encoded><![CDATA[<p>If you are insecure about your telephone skills, you&#8217;re not alone. Many professionals today are intimidated by phone dialogue because of the inability to gauge client reaction. Here are a few tips to make these types of conversations more effective.</p>
<p>1. Smiling while talking on the phone has long been a technique of receptionists and personal assistants. The physical mechanism of smiling changes the way your voice sounds and will make your voice sound more friendly and warm.</p>
<p>2.Record yourself on the phone once or twice and listen to your own diction. Paying conscious attention to the way you speak will make you a better speaker. If you find yourself slurring words or trailing off in your recording, make a concerted effort not to do so when you next speak on the phone.</p>
<p>3. Cutting out filler words will make you seem more confident about what you&#8217;re saying. Many times we find ourselves saying &#8220;um,&#8221; &#8220;uh,&#8221; or &#8220;you know&#8221; repetitively. While many listeners gloss over these filler words, it can make them feel like you&#8217;re unsure about the conversation.</p>
<p>4. Be mindful of the listener&#8217;s time and keep them updated on what you&#8217;re doing. Rather than dropping off into silence on the phone, make them aware that you are reading their documents or consulting a colleague, and always give them other options rather than just waiting on the phone. Otherwise, the listener will feel lost, or worse&#8211;that you&#8217;re wasting their time.</p>
<p>5. It may seem strange, but deeper voices for both men and women tend to get better results. This is because deeper voices seem more confident, mature and knowledgeable. This does change with culture, however, as in some cultures women with higher pitched voices will be perceived as more youthful and friendly.</p>
<p>While there are many tips you can use to make yourself more effective over the phone, the most important aspect is confidence. When you believe in yourself and what you&#8217;re saying, others are sure to follow.</p>

<p>Agents who wish to stand out in the crowd can do so easily by turning their social media profiles into a channel of praise. Overlook negative issues and praise everything positive. Expressing negativity doesn&#8217;t provide value for anyone. However, singing the praises of others can offer agents numerous benefits.<br />
<strong>Praise is the Perfect Marketing Strategy</strong></p>
<p>Prolific praise is a wonderful marketing strategy. People clamor to work with positive people. Spreading the praise is a great way to develop a positive image. Showering praise on worthy businesses and individuals can bring in unexpected accolades.</p>
<p>&nbsp;</p>
<p>Turning into a testimonial machine can garner community support for future endeavors. Making a list of community businesses is an effective method to prep for sharing praise. A few things to consider when making a list are:</p>
<ul>
<li>Who runs the best restaurants?</li>

<li>Are there outstanding small businesses worthy of support?</li>
<p>&nbsp;</p>
<li>Which businesses go the extra mile?</li>

<p>Being specific with praise is necessary. Examples of stellar behavior should always be accurately cited. Embellishment should be avoided; it&#8217;s important to be genuine when lavishing praise.<br />

<p>There are numerous opportunities to express support for businesses and organizations online. Youtube, Facebook, Twitter, and LinkedIn offer a variety of ways to dispense praise publicly. Blogs, video testimonials, statuses, and tweets can be laced with text or video testimonials. Even a simple PDF document of praiseworthy local businesses and charities passed out to clients can boost agent&#8217;s image in the community.</p>

<p>Projecting positivity and enthusiasm for others in the community insures that that positivity is reciprocated. Genuine marketing efforts on behalf of others can be a powerful marketing tool.</p>

			<content:encoded><![CDATA[<p>The goal of any real estate agent is to sell property and make a profit; however, there are many things that an agent should do before listing a home.  Some of these things can mean the difference between selling a home quickly and struggling to sell it at all.</p>
<p>First of all, they need to make sure that the home is in presentable condition before they begin allowing people to view it.  They need to make it look as attractive as possible.  They should make sure that all carpets are clean and all hardwood floors are polished.  Repainting the inside always gives the house a &#8220;fresh&#8221; feel, as well, and neutral colors are the best option.</p>
<p>Many people choose to hire professionals to take care of the cleaning and repairs of homes on the market.  Professionals know best how to make houses appealing to potential buyers.   They also know best in suggesting what should be cleaned and/or repaired.</p>
<p>Just as the house should be presentable, the yard should be presentable, as well.  Even if a house is appealing, people can be deterred from looking at it if it is surrounded by a jungle of weeds.  Thus, agents will want to make sure that the grass is mowed and any shrubs are trimmed neatly.</p>
<p>Finally, agents need to evaluate the property carefully, based on its condition and floor plan, to determine a selling price.  Price can be affected by many factors including not only condition and floor plan, but such things as the neighborhood the home is in and the schools that are nearby, as well.  They should always formulate a market analysis of the home before listing it.</p>
<p>In conclusion, if agents want to make a profit on a home quickly, they need to perform several steps before listing the property.  This may include such things as cleaning the home, repairing various things in the home and painting the interior.  When agents follow the above advice, they will soon see the profits they desire.</p>

<p>Set Up Booths at Local Events</p>
<p>Community meetings, farmers&#8217; markets and local activities are an ideal place to meet with and speak to a large number of people. Pay to have a booth at these events and be sure to cover it with marketing materials that are easily accessible to people.</p>

However, just as with any other job in the world, there will be many times when people are disappointed, just as there will be times of success.  While there are many things that future real estate agents should keep in mind, the following tips are the top four to help them jump start their new and exciting career.</p>
<p>1.  The first tip for future agents is to never expect too much in the first year.  Many successful real estate agents did not make much money in their first year.  There may be many disappointments, but agents should never give up.  The best thing to do, during this slow first year, is to use the time to learn everything possible about the real estate business.</p>
<p>2.  Secondly, agents should never believe that there is one secret way of becoming successful.  It is best to use many different ways, rather than just one.  When people use several methods, they increase their chances of making a sale.  There are many ways to market yourself including cold calling, using mailing lists, open houses and joining clubs or organizations.</p>
<p>3.  This next tip involves dedication.  Real estate agents must be fully dedicated to their jobs.  When they get leads, they must be willing to drop whatever they are doing and follow up on their leads immediately.  This can mean working long hours, weekends and maybe even holidays.  Since the first year will be slow, and they may have to take a part-time job to see them through, they need to be dedicated to working hard, as well.</p>
<p>4.  Finally, future agents should never let themselves become intimidated by competitor&#8217;s ads on the Internet and elsewhere.  Many of these ads are simply stories to attract customers.  While some of them may be true, some are only half true, and some are not true at all.  Even the ones that are true, more than likely had a slow first year, as well.</p>
<p>Becoming a new real estate agent can be exciting and frustrating at the same time.  While the first year can be quite slow, the best thing to do is to revel in each small victory.  Beginning agents should never compare themselves to agents whom have acquired years and years of experience.  Odds are, those same agents had a slow and frustrating first year, as well.</p>
